How Sutton ADU Riverside Was Born in Riverside

Riverside has always been a city of backyards. Drive down Victoria Avenue on a spring afternoon and you’ll see them: gardens tucked behind old craftsman homes, orange trees still shading patios that have been there since the groves were subdivided. What you also see, if you look closely, are the converted garages from the 1970s, the ramshackle additions a previous owner slapped together with a permit pulled from nowhere, the backhouse that was perfectly legal when Riverside County allowed such things and is now grandfathered into a kind of legal limbo.

When Miles Hartwell first walked through a Riverside home where the owners had paid for an ADU that was never finished, something clicked. The framing was up. The roof was on. And yet the family had been living with an abandoned half-construction site in their backyard for eighteen months because another outfit had taken their money and walked. The wiring was wrong. The slab had settled. The city inspector had red-tagged it, and the original builder wasn’t answering calls. Miles stood in that yard, looked at the studs exposed to the Inland Empire sun, and knew he was going to do something different. He was going to bring Sutton ADU Riverside to this city and do the work the way it should have been done the first time.

That’s the promise this office has kept since our doors opened: every job gets a written price before work begins, every step is inspected, and nobody is ever left standing in a half-framed backyard wondering where their contractor went.

Miles Hartwell’s Personal Connection to the ADU Trade

Miles has been building things for over a decade, and if you ask him where it started, he’ll tell you it started with the smell of sawdust. Not the fine white dust of drywall, but the heavier, resinous smell of framing lumber being cut on a cold morning, when the wood is slightly damp and the blade makes that particular whine that tells you the grain is tight. He learned the trade the old way, working beside tradespeople who could read a foundation line by eye and who never once suggested cutting a corner. There were mornings spent pulling nails from salvaged lumber, afternoons spent learning why a wall has to be plumb on all four sides before the sheathing goes up, and evenings spent driving back from job sites in Rancho Cucamonga or Corona with calloused hands and a growing conviction that this work matters more than most people realize.

An ADU is not just a construction project. It’s the room where someone’s mother will live her last good years. It’s the rental unit that keeps a young family in their home when the mortgage resets. It’s the office where a parent launches a business after being laid off. Miles has seen all of those stories play out under roofs he helped frame and finish. That is what gets him out of bed at seven in the morning, seven days a week during the building season, and it is what keeps him on a job site until the last detail is right. If he weren’t doing this, he’d be teaching it. The patience, the attention to detail, the willingness to explain how a header carries load or why a footing has to be as deep as it is, those are the instincts of a teacher as much as a builder.

What this work means to Miles personally is trust. A homeowner lets you onto their lot, sometimes gives you a key, often leaves you alone with the family dog and the kids’ bikes and the swing set that hasn’t been used in years but that nobody can bear to take down. That trust is the real job. The framing, the roofing, the finish work are just how you keep it.

Meet Miles Hartwell – The Person Behind Every Job

Miles Hartwell is the Owner & Founder of Sutton ADU Riverside. He has spent more than ten years in residential construction, learning the trade from the ground up before taking on ADU work specifically. His background includes framing, finish carpentry, and project management, and he has spent countless hours in the Riverside city planning offices learning the local codes that govern accessory dwelling units in this jurisdiction.

What sets Miles apart from a technician at a corporate franchise is that he knows the Inland Empire not as a service territory but as home. He knows that the soil in some parts of Riverside County shifts with the seasons and that a slab poured in Menifee behaves differently than one poured in Redlands. He knows the neighborhoods, the streets, and the way the afternoon sun hits a south-facing lot in Lake Elsinore in August.

He is also a person outside of work. Miles keeps a small woodshop at home, where he builds things that have no deadline and no client, mostly furniture for family and friends. He reads a lot of history, mostly about the citrus era that built this valley, and he can tell you why the Washington Navel orange still matters to Riverside’s identity. His commitment to every customer is personal and simple: he treats every job as if his own family will be living in the room he is building.

Our Promise to Riverside Homeowners

Honest pricing is not a marketing slogan with us. It is a policy. Every job at Sutton ADU Riverside gets a written line-item price before any work starts. That price does not drift upward mid-project and you will never get a call asking for a change order to cover something the estimate missed. If a surprise comes up in the dirt, we sit down with you and figure it out, on paper, before we spend a dime of your money.

We use quality parts and materials because a bad window or a cheap door hinge is a problem you will live with for years. Standing behind every job means coming back when something isn’t right and fixing it without a fight. Every pro working under our name is required to hold the license and insurance their state requires, because the person working in your home deserves to be trained, vetted, and accountable.

Our Credentials

  • State-licensed – Every pro working under the Sutton ADU Riverside name is required to hold the state-required license for the trade they perform. We confirm this before they ever set foot on a Riverside property.
  • Insured & bonded – Our local team works under insurance and bonding standards set by the Threshold Group brand, so if something goes wrong, you are not left holding the bill.
  • Background-checked and identity-verified – Before any technician walks onto your property, they clear a background check and their identity is verified. You also get their name and photo before they arrive, and they show a photo ID badge at your door.
  • Written pricing before work starts – The Threshold Standard puts the price in writing before any work begins. You know what the job will cost before we break ground.
  • Local expertise – Our team knows Riverside building codes, Riverside permit processes, and the specific soil and weather conditions that affect ADU design and construction across the Inland Empire.

These credentials matter because when you hire someone to build a room that your family will live in, you are not just hiring a pair of hands. You are inviting a person onto your property, often near your children, often while you are at work. Knowing who is coming, and knowing they are licensed, insured, and held to a written standard, is the difference between a project you can relax about and one that keeps you up at night.

Rooted in Riverside

Riverside is not just where we work. It’s where we buy lumber, where we wait in line at the permit counter, and where we drive home at the end of the day. Miles knows the city beyond the job site: the Mission Inn at Christmas, the walks along the Santa Ana River trail, the small taquerias on Magnolia Avenue that have fed him through long work weeks. Our roots in the Inland Empire, from Rancho Cucamonga to Hemet, from Norco to Rubidoux, are real and they are local.
