ADU Before & After in Riverside, CA
Anyone can show you a finished room with good lighting. What actually matters is seeing what the lot looked like on day one, then what it became. Here are real project narratives from our own jobs across Riverside, each one a genuine before-and-after from a property we worked on. No stock photos, no staging tricks. Just the work, explained plainly.

Detached ADU Replacing a Crumbling Garage on Victoria Avenue

The old stucco garage had a rotted sill plate along the back wall and a slab that sloped toward the house every time the Santa Ana winds brought rain. We pulled the structure, poured a proper stem wall, and worked with a Plant Prefab panel kit for the shell so the framing phase only took nine days. The finished unit has full plumbing, a split HVAC system, and a 10-foot setback from the rear wall of the main house, which is what Riverside code requires for detached structures on this lot size.
Interior Room Addition for Multigenerational Living in the Wood Streets

The homeowners needed a first-floor bedroom and full bath for an aging parent, but the existing hall bath was 38 square feet and would have required moving the main sewer line. We added onto the rear of the house instead, tying the roofline into the original 1920s bungalow with a small cricket to prevent ponding. The result includes a zero-threshold shower and a door wide enough for a walker, with all framing inspected and passed by the City of Riverside before drywall went up.
Unpermitted Patio Enclosure Turned Legal Junior ADU in Canyon Crest

When we first walked the property, the patio roof was tied into the main house fascia with deck screws and the wiring was run through an extension cord stapled to the stucco. We stripped it back to the slab, added shear wall panels, and rebuilt the connection points so the structure could pass a plan check. The new JADU has its own entrance, a compact kitchenette, and a separate meter, which means the owner can report the rental income without hand-waved square footage.
Prefab Delivery Day and Site Prep in Orangecrest

This was a raw side yard with a 14-inch grade difference between the fence line and the existing driveway. We regraded and compacted the pad, set the footing blocks for a Boxabl unit, and ran the rough plumbing before the delivery truck ever arrived. You don’t see the under-slab work in the final photo, but that’s what keeps an ADU from settling unevenly during Riverside’s dry-wet cycle, where clay soil can move more than an inch between July and January.
Tuff Shed Conversion to a Home Office with Bath in Mission Grove

The original shed was delivered with a plywood floor and no vapor barrier, so the bottom plate was already showing moisture stains along one edge. We elevated the structure, added a pressure-treated subfloor, ran a 60-amp subpanel from the main house, and finished the interior with closed-cell spray foam so the space stays usable during Riverside’s 105-degree summer afternoons. At 160 square feet post-conversion, this one falls under the city’s JADU threshold and did not trigger a parking requirement.
Second-Story Addition Over a Single-Story Tract Home in La Sierra

The house was a 1970s tract build with 2×4 roof trusses that spanned 24 feet, which meant the original roof had almost no structural redundancy. We worked with an engineer to add a steel beam across the main bearing wall before any framing started, then built a 520-square-foot primary suite above the existing floor plan. The result added two bedrooms and a bathroom without taking a single foot of the backyard, which mattered because the lot was only 6,200 square feet with a steep rear slope.
