Cover Garage Conversion ADU: The Riverside Owner’s Guide

If you own a Cover garage conversion ADU in Riverside and a component has failed, we stock and install Cover-compatible replacement parts, with most installed between $240 and $1,100 depending on the part. We can usually complete the swap the same week you call, and we carry the common failure items on our trucks so there’s no second trip while we order something. Most Cover owners discover a problem the same way: a door that suddenly doesn’t sit right, a mini-split that stopped cooling, or a water stain that appeared at the roofline after a wind event. These are fixable, and they’re usually cheaper to address the day you notice them than the month after.

We’re an independent Riverside ADU builder and service provider, not a Cover company outlet. That matters because we can swap in quality aftermarket parts when they’re the better value, or source the exact Cover spec when that’s what your unit needs.

Which Cover Models This Applies To

The bathroom inside a new ADU

Cover’s garage conversion ADU products in Southern California fall into a few recognizable build series, and the parts we replace most often vary by series. The earliest Cover units installed in Riverside, from roughly 2019 through 2021, used a specific wall-panel interlocking system with aluminum extrusion corners that have been revised twice since. If your unit has visible screw heads at the corner seams, you have the first series. Later builds use concealed fasteners, and we’ve found the hole spacing on the later mounting flanges differs by 4mm from the first series. That means a panel bracket from a 2023 Cover unit won’t align with a 2020 unit without an adapter, and we’ve seen homeowners buy the wrong bracket online and drill new holes in the panel, which voids the panel warranty. Don’t do that.

For doors, Cover has used two suppliers over the years. Glass sliders on early Riverside units tend to be a European profile that’s no longer imported, and we source a domestic equivalent with the same reveal dimensions. Windows are simpler: Cover uses standard residential sizes that any quality supplier stocks. The practical rule is to photograph the label on the failed part before you call anyone. The label tells us the series, the manufacture date, and the spec number, and it prevents a wrong-part order that costs you a week.

OEM vs aftermarket, honestly: For structural metal and glass, we recommend the Cover-spec part. For plumbing fixtures, weatherstripping, LED drivers, and HVAC components, the aftermarket equivalent is often the same part from the same factory, without the Cover part number upcharge. We’ll tell you which case applies to your repair before we quote.

Signs Your Cover Garage Conversion ADU Is Failing

  • Condensation between the window panes or along the door track. The factory seal on the insulated glass has failed. In Riverside’s temperature swings, failed seals are the single most common issue we see on all prefab and modular ADUs, not just Cover. The glass needs replacement; the frame usually doesn’t.
  • A mini-split that runs but doesn’t cool the space like it used to. That’s almost always low refrigerant from a slow leak at a flare fitting, or a clogged condensate line. The unit itself is rarely dead. A proper evacuation and recharge fixes most of these without replacing the head unit.
  • Water staining at the ceiling or wall-to-roof transition. This is the one to take seriously the day you see it. Panelized roofs have seams, and a compromised seam lets water travel along a panel joint and show up six feet from the actual leak. A small stain can mean a large hidden wet area inside the panel.
  • A door that drags, sticks, or won’t latch without lifting it. The unit has settled, or the door frame lost its shim adjustment. Riverside soil expands and contracts with rare rain and long dry spells, and every slab-on-grade structure moves a little. A dragging door is usually an adjustment, not a door replacement.
  • Flickering LED lighting or dead outlets on one circuit. A loose neutral at a junction box, or a failed inline LED driver. We trace these with a meter and typically fix them in under an hour, including the drive.

Replacement Cost & What’s Included

Here’s what we charge in Riverside, parts and labor together, before any unexpected condition is found:

  • Door or window weatherstripping and seal replacement: $240 – $480
  • LED driver or lighting circuit repair: $180 – $350
  • Mini-split diagnosis, leak repair, and recharge: $450 – $900
  • Insulated glass replacement per panel: $320 – $680
  • Roof seam reseal with inspection: $600 – $1,100

The range is driven by access difficulty, part availability, and whether we’re matching a Cover spec or using an equivalent. Every quote is line-itemed, and our written price is fixed once we agree on it. You’ll see the part cost and the labor cost separately on the estimate, which we think is the only honest way to present a repair bill. Our work comes with the 365-Day Done Right Promise: if it isn’t right within a full year, we make it right at no charge. Miles Hartwell has been quoting Riverside ADU work this way since he started running projects here, because a fair number on paper is only fair if it’s still the number when we break ground.

DIY or Call Us?

There are things you can safely check before calling. Look at the part label and have a photo ready; that alone saves a trip. Clear debris from the door track and condensate drain. Check that no furniture or stored boxes are blocking the mini-split’s airflow. Reset the GFCI outlet that might be tripping a circuit. None of that requires tools you don’t already own.

Where DIY goes wrong is the electrical side and the roof. An ADU’s electrical is the same 240-volt service as your main house, and the arc-flash risk inside a panel isn’t something a YouTube tutorial prepares you for. Roof work on a panelized structure means understanding how the seam system sheds water, and a homeowner with a caulk gun usually makes the leak worse, not better. If your issue is electric, refrigerant, or water intrusion, call us at (831) 217-6083. You’ll get a straight answer about whether it’s a repair or a replacement, and what each one costs.
